<br />,f <br /> <br />ROSEVILLE CROSSINGS <br />PROJECT NARRATIVE <br /> <br />I. INTRODUCTION <br /> <br />The developer, Har-Mar Incorporated, is seeking the City of Roseville's approval of a <br />proposed retail/commercial development on a six acre parcel that is currently under it's <br />ownership. The process requires the approval of a Planned Unit Development along <br />with Preliminary and Final Plats. <br /> <br />II. EXISTING SITE <br /> <br />The current legal description for this site is Lot 2, Block 1 of Slawik Park Addition No. <br />3. The site area within the boundaries is 258,167 square feet or 5.927 acres, and is <br />currently undeveloped. It is located at the northwest quadrant of County Road C and <br />Snelling Avenue in Roseville. Some of the site characteristics are: <br /> <br />· The site is bounded by: <br /> <br />Midway Ford on the north <br />Snelling Avenue on the east <br />Conoco and Jiffy Lube on the south <br />Lincoln Drive on the west <br /> <br />· As part of a previous PUD for Jiffy Lube and Conoeo in 1992, a 30' wide east/west <br />access road was approved and installed along the south boundary of this property <br />connecting Lincoln Drive to Snelling Avenue, routing through the northeast corner of <br />the Conoco property to make the Snelling A venue connection. A cross easement is in <br />place allowing all adjacent users access to and use of this road. <br /> <br />· Access to the property would be accomplished by way of the existing east/west <br />roadway mentioned above and a second entrance off Lincoln Drive directly across <br />from the Byerly's entrance to the west. <br /> <br />· The site is relatively flat with a gentle slope from the south to the northeast, where an <br />existing storm water outlet will eventually take the storm water from this developed <br />site. <br /> <br />III. PROPOSED DEVEWPMENT <br /> <br />The site plans provided show the construction of four separate smaller retail/commercial <br />units consisting of: <br /> <br />Restaurant <br />Video/Food/Retail <br />Auto Service/Food Retail <br />Bank <br />Total <br /> <br />9,169 SF <br />10,400 SF <br />9,000 SF <br />6.000 SF <br />34,569 SF <br />
