LANDSCAPING <br /> <br />The developer has provided ample landscaping surrounding each of the structures~ as <br />well as around the site perimeter. Please refer to the provided landscape plan for <br />location, sizes and species selection. <br /> <br />IX. SITE SIGNAGE <br /> <br />This proposal includes the approval of two sign pylons, one at the midpoint along <br />Snelling and one at the midpoint entrance along Lincoln Drive. Each pylon would be <br />20' high with the name of the center at the top of each and the names of six of the <br />primary users, three users on each sign pylon. One additional monument sign is <br />proposed along Snelling A venue specifically for the restaurant site. <br /> <br />In addition, the names of each user would be located on two or more sides of the <br />buildings which they occupy (see elevations). The signage would be in compliance with <br />Roseville's signage requirements or a separate variance would be sought, if so desired by <br />the user. See plan for pylon locations. <br /> <br />X. SITE LIGHTING <br /> <br />A well lit interior site lighting system will be provided to provide the optimum in <br />customer and employee safety. The lighting used would be on 25 f high poles with single <br />or double head metal halide "shoe-box1l type fixtures. See plan for light fixture location. <br />Each of the individual buildings will provide its own accent lighting as well. <br /> <br />XI. MODIFICA TIONS FROM FIRST PLANNING COMMISSION <br /> <br />At the first Planning Commission meeting on March 9~ several comments or changes <br />were suggested and have been incorporated. They are as follows: <br /> <br />· Provide full building elevations~ rendered, showing materials and building signage. <br />· The quantity of evergreen trees has been significantly increased and deciduous trees <br />have been decreased. <br />· More landscaping has been added around the pond area. <br />· A median has been added to the main Lincoln Drive entrance to separate in and out <br />bound traffic. <br />· The full movement access point at the southeast corner of the site has been changed to <br />a narrow 1Iin only" access. <br />· All trash areas have been changed to be attached to or within each of the buildings <br />and will be constructed of materials matching the buildings. <br />· Snow storage will not occur in the pond area. It will be piled where practical on site <br />until removal from the site is required. <br />· Storm water calculations are submitted with this submittal. <br />· The water tap location to Lincoln Drive will be moved to a location north of the main <br />access across from the Byerly's entrance. <br />
