SITE GRADING AND PONDING <br /> <br />The site grading will continue to flow to the northeast as shown on the grading plans <br />provided. The storm water will be collected in an underground piped system and direct <br />the water to a new 9,000 square foot (surface area) detention/NURP pond in the <br />northeast comer. This pond will be a wet pond which will allow for parking lot <br />sediment collection in the pond area before allowing it to enter the city's storm water <br />system. While 90% ± of the storm water leaving the site will go to the pond, a very <br />slight amount of site drainage will continue flowing to the southwest and southeast <br />corners of the site into the existing ditches. <br /> <br />VI. SITE UTILITIES <br /> <br />Water service to the site will be provided by a city required Z shaped loop through the <br />site connecting the existing main on the west side of Lincoln Drive to the main on the <br />west side of Snelling. Lincoln Drive will have to be cut to allow this connection. <br /> <br />Sanitary sewer connections will be made at two locations to the existing sanitary sewer <br />on the west side of Sne11íng. <br /> <br />Refer to the site utility plan provided for layout. <br /> <br />VII. BUILDING MATERIALS <br /> <br />It is the developer's intent to construct each of the four buildings with materials from a <br />preselected pallet of colors and material types. Each building would be constructed with <br />a combination of or totally of the following: <br /> <br />· face brick <br />· pre-colored textured concrete block <br />· glass <br />· exterior insulated finished system (E.I.F.S.) creating a stucco type appearance <br />· fabric canopies where shown, color varies by user <br />· wood stain <br />· wood shingles, colored tile shingles <br /> <br />The attached colored elevations of each building depict the use of each material for each <br />of the four buildings. While the basic building materials such as brick, block and stucco <br />are common to each building, the use of colored awnings, roofs, applied detailing and <br />signage will be unique to each userts corporate identity. <br /> <br />The developer intends to provide a site perspective rendering showing the entire complex <br />(possibly an aerial view) to conceptually depict the various buildings, pylon signs, <br />parking and landscaping. This rendering to be presented at the Planning Commission <br />meeting. <br />
