I' 'to

Memo. Rosevillc Crossings
March 10. 1994
Page Two

5. Planning Commission requires signit1cant)y more evergreen trees and fewer
deciduous trees throuehout the site.

6, Planning Commission was looking for, more landscaping around the pond area to
make it more a site feature. We al!«) need to discuss the wet pond verses dry pond
issue with the City since no other wet ponds exist in the area. Walek and
A!ilsociates should pursue.

70 Roxcvi11e's traffic consultant sugg~t a divider median at the Lincoln entrance
across from Byerly's entrance to separate in.o()ut traffic.

They also recommended closing the southeast entrance to the China Coast .P~rty
(ch)sest to Snet1ing) to prevent back-up on to the existing access road. TI118 will
ha.ve to be reviewed with China Coast.

8. Trash containment areas need to be attached to or Includoo within the buildings.
The plan currently shows remote trash areas for the China Coast and TJres Plus
buildings. This resolution will need to be reviewed with each of the users. They
'cited the Jiffy Lube's remote trash area and were not sure how that happened.
Thi!il waR approved by the Planning Commission and C.Co nearly two years ago.

9. SOltJe discussion revolved arc;mnd the snow storaçe issue. Next time we should be
prepared to say exactly where it will be piled or 1f it will be hauled.

to. PIMtJing Commission again questioned the chain link tenet along the Midway
Ford property. At the next meeting it shQuld be stated that there are DQ tie, with
Midway Ford] and the Planning Commission and C,C, approved the fence
themselves prtor to beginning the Midway Ford construction.

11. We need to subrtdt thc storm water pond capacity and ca1cu1ations. I have. that
data from Walek & Associates.

12. The RasevUle engineering review indicated changing the Lincoln water main tap
connection to "moving it south to a. location west of proposed outlet lot All. I am
not clear what this means and this should be reviewed by Walek and Associates.

t 3. Another engineering request was a sidewalk along the east side of Unootn. While
this was not discussed last evening, we question its plJrpose.

14. Planning Commission was surprised at the connection of Sne11ing to the east/west
acces$ rúad through the Conoco lot. PJannjl]g Commission and C.C. also
i:\pproved this instaUation at the same time as the Jiffy Lube PUD two years ago.
One commissioner stated that the cars going into the new Jiffy Lube car wash
currently back up almost to SneUing across this road entrance.

Amaitng1y t 1 fh1rik they atíf! believe tbìs -is a very good concept and project. We will
have to work quickly with the various users in order to attempt to prepare the proper
design documentation and resubmit it in a timely fashion back to the City.

End of Memo.

GJV:JS

GO'd 010'oN Sè:11

176,01 JBH

OOT17-6¿£-èT9:131

1390fì NI:IANnèl
