In the
end, the project was tabled and would be reviewed again at a. subsequent meetlng.

The primary issue of the Planning Commission was the late arrival (yesterday afternoon)
Qf lhe building elevations and/or renderin;;s and the apparent lack of continuIty between
the 3tructures. Since the Planning Commission did not have adequate time to review all
the ,information and thc detail they required was incomplete, they did not approve the
project.

Specific issues to be addressed:

1.

Planning Commission ~uircs full elevations of all fouc sides of each building, _
including materia1s and ~)1gnage, To accomplish this task. we must have the full
cooperation of each of the major users as soon as possible in order to adjust their
IIlook" and incorporate their specific signage.

Plarlning Commission strongly urged. the use of common material and design on aU
buildings. This witt take some strong negotiation with China Coast and possibly
tho Bank.

PlanI'liltg Commission requested possibly two perspective views of the projeçt from
the southwest and 'the northeast snowing the wRole complex with complete building
design, materials, landscaping and signage. T~ese renderings can be provided
after the design is complete but wiU be relatively expensive.

'Planning CQmmission was strongly ur~ing otle sign pylon on Snelling, dc1eting the
l...iflOOII1 pyloJ' in lieu of 8. monument s1gn and ~ssibly allowing another monument
for China Coast. Whatever we chose. and I dunk we should hold fast to two
pylons, they should be elevated to show sizet materials and signage.

2.

3.

4.

10'd 010'oN S~:11

176,01 Jew

00117-6¿£-è19: T31

l390A NtJANnd
