<br />2. Kehr's proposed 23 unit development will add approximately 35 new residents, <br />generate between 140 and 160 total traffic movements (in or out)~ and add an <br />estimated $3.4 million in new housing development. <br /> <br />3. If the Kehr project is approved, the land use designation to the east of Kehr should <br />eventually be changed to MR Medium Density Residential. The future street <br />extensions to Dale Street and to the west should be included in the Comprehensive <br />Plan, making it clear in the text of the plan that these streets will be buHt only when <br />these areas develop. All of these land owners can continue to maintain the current use <br />of their properties as long as they want. They can sell the property or even rebuild. <br />The future streets would only be necessmy if and when the owner decides to develop <br />the land, <br /> <br />Exhibit 2 <br /> <br />1. Exhibit 2 adds the Borgstrom Property (estimated at 7 housing units) to the Kehr <br />PUD. In Mr. Borgstrom's letter he states that he has been in negotiations with Mr. <br />Kehr to sell his property and he requested the change in land use for his property as <br />well. <br /> <br />2. The Borgstrom Property can be very efficiently added to the proposed street design in <br />the Kehr proposal and no street needs be extended to Dale St. at this point. <br /> <br />3. The Kehr-Borgstrom 30 unit development will add approximately 45 new residents, <br />generate between 180 and 210 total·traffic movements (in and out); and add an <br />estimated $4.5 million in new housing development. <br /> <br />Exhibit 3 <br /> <br />1. Exhibit 3 adds the Salverda Property. John Shardlow has met with Leonard Salverda, <br />who has indicated ills support for the change. He has submitted a letter indicating his <br />support (actually the land is in his mother's name). <br /> <br />2. \\!hen the Salverda parcel is developed, the street connection to Dale Street must be <br />constructed. Mr. Salverda understands the need for this connection, but; he is <br />understandably concerned about the effect that the location of this roadway could <br />have on the development potential of the northern half of the Salverda land. The <br />specific aHgnment of this road would be detennined at the time his land was sold and <br />a development proposal is reviewed. <br /> <br />3. The Kehr-Borgstrom-Salverda 34 unit development will add approximately 51 new <br /> <br />3 <br />
