4.0 POLICY IMPLICATIONS

4.1 The City will continue to be developed in accordance with a Comprehensive Plan for
land use, housing, transportation, and community facilities. Where possible, all future
development will reflect the major proposals of the Comprehensive Plan. Where possible
the plan will be related to plans in neighboring communities and to the Metropolitan area
as a whole (Comprehensive Plan Section 3, subsection III Residential Areas - A. Vision
Statement).

4.2 Adopt flexible standards for new single family and multi-family housing developments to
allow innovative developments and more efficient densities. It is not the goal of the City
to significantly increase overall residential densities (Comprehensive Plan Section 3,
subsection III Residential Areas - C. Residential Policies).

5.0 STAFF RECOMMENDATION

5.1 Based on the review by the Engineering and Community Development Department and
acceptance of the previous (1994) City Council approvals, staff recommends approval of
the proposed minor subdivision and roadway easement vacation by Mr. James Westby,
480 Lovell Avenue.

6.0 SUGGESTED CITY COUNCIL ACTION

6.1 By resolution approve (deny) the reaffirmation request by Mr. James Westby for vacation
of a roadway easement and two lot minor subdivision.

·Prepared by: Thomas Paschke (490-2236)

Attachments: Property location map, vacation survey & description; minor subdivision surveys & descriptions; aerial
photo of parcel; and draft resolution. 60-day Time Limit: Not Applicable

Reaffinnation PF 2642 Page 2 of2
