BAÇKGROUNQ <br /> <br />Lon Musolf Distributing, Inc. has been located at 2760 Fairview Avenue <br />North in Roseville since 1953. The business involves wholesale sales and <br />distribution of wood flooring and related materials. Prior to 1993, a part of <br />the Musolf operation mcluded an accessory building located behind the main <br />building that was used for the storage of products and materials. In 1993, the <br />accessory structure was destroyed and the operation has been in need of <br />space ever since. Rather than replace the destroyed accessory structure, the <br />Musolfs are proposing to replace the lost space by building an addition to <br />their existing principal building. <br /> <br />2. DEVELOPMENT SUMMARY: <br /> <br />The site under consideration is .73 acres in size, is designated for industrial <br />uses on the Roseville Land Use Guide Plan and is zoned 1-2 General <br />Industrial. The existing building is 7296 sq. ft. in size and is a painted <br />concrete block building. The front of the building is 31 feet from the front <br />property line, while the City ordinances require a 40 foot front yard setback <br />for buildings in Industrial Districts. In addition, the existing pylon sign does <br />not meet setback requirements. As the building stands, it is a legal non- <br />conforming use. The proposed addition~ however, triggers the need to either <br />confonn to City standards or apply for variances. <br /> <br />The proposed expansion is 5,040 sq. ft. in size, bringing the total building to <br />12,336 sq. ft. 19 parking stalls are required by City code, 19 stalls are <br />
