To meet cUttent City Design Standards, the applicants are <br />proposing new outside building materials that include synthetic stucco bands, <br />panelized brick veneer and rock faced concrete block. The rock face <br />concrete block is on the rear of the building and as indicated on the p}an, is <br />proposed to be painted. Staff has spoken to the appücant about this material <br />and has suggested a color impregnated block rather than paint. The Planning <br />Commission will note that the applicants have shown two roof designs for the <br />second floor. To reduce the height of the building; they have opted for the <br />flat roof alternative. <br /> <br />The site shares a conunon driveway with the property to the north and to the <br />east. In addition, all the property in this area drains to a drainage ditch to the <br />east of this parcel. The variances requested with this proposal, include the 9 <br />_.....~ foot nont yard setback variance for the existing building. In addition, the <br />PJI"'~ applicants are requesting a variance to the 5 foot fear yard parking setback' <br />'1~ requirement and are proposing not to add curb and gutter to the rear parking <br />Á\ \\ Jot edge. This is <br />r\ ~ the drainage pattern for the properties to the northt south and east as well. <br /> <br />.1" V' :to STAFF RECOMMEI'1DA TION¡ <br /> <br />" <br /> <br />Musolf Distributing, Inc. has been a corporate citizen in Roseville since 1953. <br />They are proposing to expand their facility and in the process to bring the <br />existing building into compliance with current City Design Standards. It is <br />not practical to remove the front 9 feet of the building to come into <br />compliance with the front yard setback requirements and in order to operate <br />trucks in the rear of the buildingt they need all the spaoe they can get. The <br />property immediately east of the rear yard lot line is an undevelopable piece <br />that serve~ to accept drainage from all four properties surrounding it. Being <br />left in its natural state, it does serve as green space for these properties as <br />well. Given the City·s desire to promote economic growth and development <br />and the creation of new jobs, combined with the fact that this application <br />includes upgrading an existing building to CUITent design standards and the <br />fact that the applicants will be removing the existing pylon sign in the front <br />yard setback area, staff recommends approval of the requested variances for. <br />Lon Musolf Distributing Corporation at 2760 N.
