Lon Musolf Distributing, Inc. has been located at 2760 Fairview Avenue North in Roseville <br />since 1953. The business involves wholesale sales and distribution of wood flooring and related <br />materials. Prior to 1993, a part of the Musolf operation included an accessory building located <br />behind the main building that was used for the storage of products and materials. <br /> <br />2. In 1993, the accessory structure was destroyed and the operation has been in need of space <br />ever since. Rather than replace the destroyed accessory structure, the Musoles are proposing <br />to replace the lost space by building an addition to their existing principal building. <br /> <br />3. The site under consideration is .73 acres in size; is designated for industrial uses on the <br />RoseviIle Land Use Guide Plan and is zoned 1-2 General Industrial. The existing bui]ding is <br />7296 sq. ft. in size and is a painted concrete block building. The tront of the building is 31 feet <br />from the front property line; while the City ordinances require a 40 foot front yard setback for <br />buildings in Industrial Districts. In addition, the existing pylon sign does not meet setback <br />requirements. As the building stands, it is a Jegal non-conforming use. The proposed addition, <br />however, triggers the need to either conform to City standards or apply for variances. <br /> <br />4. The proposed expansion is 5,040 sq. ft. in size, bringing the total building to 12,336 sq. ft, 19 <br />parking staJ]s are required by City code, 19 stalls are provided for on the site plan. The pylon <br />sign in the front yard setback area is proposed to be removed in favor of wall signage along the <br />Fairview Avenue trontage. To meet current City Design Standards, the applicants are <br />proposing new outside building materials that include synthetic stucco bands, panelized brick <br />veneer and rock faced concrete block. The rock face concrete block is on the rear ofthe <br />building and as indicated on the plan, is proposed to be painted. Staffhas spoken to the <br />applicant about this material and has suggested a color impregnated block rather than paint <br />The applicants have shown two roof designs for the second floor. To reduce the height of the <br />building, they have opted for the flat roof alternative. <br />
