SUbdivision Regulations <br /> <br />20.010. purnose and Jurisdiction. <br />Because each new subdivision accepted by the City becomes a <br />permanent unit in the basic physical structure of the future <br />community and to which the future community will, of necessity, <br />be forced to adhere, and further because piecemeal planning of <br />subdivisions will bring a disastrous, disconnected patchwork of <br />pattern and poor circulation of traffic unless its design and <br />arrangement is correlated to a proposed master plan study aiming <br />at a unified scheme of community interests, all subdivisions of <br />l~TH:¡ lv;nn y;t-hin t-hø ;n,..n't"'nn't"';:tt-Añ l;m;i-~ nf' t-'hA ("it-v nf <br />__u_ -J.-"";J n_____u _u~ _u~--r:------- --...--- -- ---- ---J. -- <br /> <br />Rosev ille shall, in all respects, fully comply with the <br />regulations set forth in this chapter. <br /> <br />It is the purpose of this chapter to make certain regulations <br />and requirements for the platting of land within the City <br />pursuant to the authority contained in Minnesota statutes <br />Chapters 412, 429, 462, 505 and SOB, which regulations the City <br />Council deems necessary for the health, safety, general welfare, <br />~nnvenience and aeed order of this cemmunitv. <br />--~.._....~-----~~- ~---- ~-~~ ~-~-- ~- ----- -------------....- <br /> <br />20.020. Definitions. <br />For the purpose of this Chapter, certain words and terms are <br />defined as follows: <br /> <br />1. Owner includes the plural as well as the singular, and <br />includes any person. <br /> <br />2. Subdivision is a described tract of land which is to be or <br />has been divided into two or more lots or parcels, any of <br />which resultant parcels is less than five acres in area, for <br />the purpose of transfer of ownership or building development <br />or, if a new street is involved, any division of a parcel of <br />land. The term includes resubàivision and where it is <br />appropriate to the context, relates either to the process of <br />subdividing or to the land subdivided. <br /> <br />3. Lot is a portion of a subdivision or other p~rcel of land <br />intended for building development or for transfer of owner- <br />ship. <br /> <br />4. Design Standards are the specifications to landowners or <br />subdiv iders for the preparation of prel iminary plans <br />indicating, among other things, the optimum, minimum or <br />maximum dimensions of such features as right-of-way and <br />blocks as set forth in Section 20.070. <br /> <br />114 <br />
