<br />I t 'f( . ~ <br /> <br />215 Nonconforming Uses <br /> <br />215.010 The purposes for the City's Nonconforming Use <br />Regulations are: <br /> <br />(A) To recognize the existence of uses, structures and lots <br />~hich ~ere lawfully established but ~hich do not <br />currently comply with the City's Development <br />Regulations. <br /> <br />(B) To prohibit the enlargement, expansion or extension of <br />nonconforming principal uses and structures. <br /> <br />(C) To require the elimination of nonconforming accessory <br />uses, and structures utilized in connection there~ith, <br />within a reasonable period of tim~. <br /> <br />215.020 Nonconforming Use Restrictions. <br /> <br />(A) A nonconforming principal use shall not be enlarged or <br />extended to occupy a greater area of land or a larger <br />portion of a structure, but may continue at the size, <br />intensity and in the manner of operation existing upon <br />the date on which the use became nonconforming. <br /> <br />(B) A nonconforming principal use may be changed to lessen <br />the nonconformity of the use. <br /> <br />(C) When a nonconforming principal use has been changed to a <br />conforming use, it shall thereafter comply with the <br />City's Development Regulations. <br /> <br />(D) <br /> <br />A nonconforming <br />established if <br />period. <br /> <br />principal use shall not be re- <br />discontinued for a continuous six month <br /> <br />(E) A nonconforming accessory use shall be terminated as <br />provided in Section 215.050. <br /> <br />(F) A nonconforming principal use ~hich is damaged by fire, <br />wind, or other causes to the extent of 50% or more of <br />.;.....L'! ....""'IIln....... ~C! A nonconforming lot <br />shall be considered buildable provided: <br /> <br />(A) Lot of Record: Title for said lo~ must have been <br />created and recorded with the Office of the Register of <br />Deeds or Recorder for Ramsey Coun~y prior to April 3, <br />1991, the effective date of Ordinance No. 552 <br />[recodification of the Shoreview Code of Ordinances]. <br /> <br />200-168 <br />
