<br />18.250 <br /> <br />ZONING CODE <br /> <br />The City Council, in applying the provisions of this <br />section, shall in writing recite the particular facts upon <br />which it bases its conclusions that the land is not suitable <br />for the proposed use, and afford the subdivider an <br />opportunity to present evidence regarding such suitability <br />at a public hearing as proviûed in Section 93.280 (5). <br />Thereafter the City council may affirm, modify or withdraw <br />its determination of unsuitability. <br /> <br />2. Desiqn standards: <br />A. Låyouts. All subdivision layouts shall be developed in <br />proper relation to existing and proposed streets, <br />topography, surface water, vegetative cover, other natural <br />features, and the most advantageous development of adjoining <br />areas. <br /> <br />B. Lot Size. Lots within a plat shall be a size and shape <br />to satisfy the requirements of Sections 93.100 through <br />93.130 of this chapter. <br /> <br />18.240. Substandard Uses. <br />Any uses of shorelands in existence prior to the date 0 <br />enactment of this ordinance which are permitted within th <br />applicable zoning district but do not meet the minimum lot areë <br />setbacks or other dimensional requirements of this chapter at <br />substandard uses.
