The Shelard Group is proposing to lease 1200 sq. ft. of retail space in the Rice <br />Street Convenience Center at 2435 Rice Street to Snappy Car Rental. The <br />property is zoned B-3 General Business and outdoor storage of vehicles can only <br />be accommodated through a special use permit. <br /> <br />2. The Rice Street Convenience Center is 16,500 sq. ft. in size. The site currently <br />has 113 parking spaces. City code requires that 90 spaces be provided for a retail <br />center of this size. Snappy Car Rental is proposing to lease 1200 sq. ft. of this <br />building. Per the lease, no more than 12 rental cars and 2 delivery trucks can be <br />parked on the site at any given time. The Shelard Group is proposing that the <br />lease vehicles be stored in the south parking area which to date has not been used. <br />There are 21 spaces in this area. <br /> <br />3. Snappy Car Rental has indicated that they will not perfoffil any maintenance or <br />repair work on the site. All car washing, oil changes, etc. will be done at local <br />service stations. The only maintenance items they are proposing to perform on the <br />property would be vehicle vacuuming. <br /> <br />Staf.f Recommendations: <br /> <br />1. Snappy Car Rental has indicated that small satellite service facilities, such as <br />being proposed for the Rice Street Convenience Center, will increasingly become <br />their approach to the vehicle leasing market. The site at 2459 Rice Street has in <br />excess of23 parking spaces over and above City code requirements.
