Summary t\nd Conclusion

The Good Samaritan Center has been in operation in the City ofRoseville since the late
1950's. The center has been operating at or near capacity for some time. It is the Center's
desire to improve the level of service to the residents through modifications to their
existing facility. The direction given to the applicants in 1994 was to concentrate their
efforts at the rear of the building away trom County Road B. The design that
accomplishes this results in the loss of 3 bedrooms. Granting a 12 foot sideyard setback
variance to the 30 foot requirement for comer lots, provides the opportunity to maintain
the current number of bedrooms for the facility. This wing is located far enough away
from the intersection of Albert Street and County Road B to not pose a traffic visibility
problem and will have the same architectural look that currently exists. Given this, staff
recommends approval of a 12 foot sideyard setback variance for the Roseville Good
Samaritan Center at 1415 W. County Road B.

2
