By way of comparison, a single family home, on average, generates <br />approximately 10 trips per day. With this in mind, and in order to address the <br />concerns raised by the Planning Commission about exiting the site in the right <br />turn lane servicing the bank, the applicants have modified their site plan to <br />reduce the number of parking stalls in iÌont to 2 spaces and to move the exit <br />point approximately 40 feet to the east. Again, the drive would be signed <br />with a stop sign and a no-left-turn sign. Attached to this packet is a copy of a <br />Ramsey County Public Works pennit for a driveway entrance onto County <br />Road B, indicating that the County has reviewed the application and approves <br />of the design. <br /> <br />9. The new site plan also indicates additiona11andscaping indicating that <br />replacement trees will be planted where existing trees had to be removed for <br />the placement of the drive. <br /> <br />10. The other design change is a new design for the canopy roof line. This plan <br />reduces the amount of setback variance requested and also reduces the size <br />and scale of the canopy, while still allowing some drive-up shelter for people <br />coming to visit the facility. <br /> <br />11. The Planning Commission, on a 6-1 vote, recommended denial of <br />Roseville Good Samaritan Center request for a front yard setbac~ <br />building variance to Section 8.020 and 8.130 of the Roseville City Code <br />at 1415 W. County Road B. It is the Planning Commission's belief that <br />the applicant did not demonstrate a hardship or practical difficulty to <br />justify the granting of variances, and that the proposal would result in <br />traffic safety and pedestrian safety problems. <br /> <br />12. Subsequent to the Planning Commission meeting, the applicant has submitted <br />a revised site plan moving the egress point onto COW1ty Road B an additional <br />30 feet to the east, trying to reduce further the traffic interaction with cars <br />entering the bank property, The applicants will explain, in detail, this new <br />design at Monday's meeting. <br />
