~

REQUEST FOR COUNCIL ACTION

DATE: 7-25-94

ITEM NO.: F-5

Department Approval:

~

Hearing
Glen Mischke/MAT Properties request an interim use pennit for
outside truck/trailer storage at 1920 W. County Road C.

Manager Reviewed:

~~

Agenda Section:

Item Description:

BACKGROIJND

1. The property under consideration was the subject of a special use permit in 1976 to allow
truck rental on site. That permit operated until 1991. when it was discovered that
technically, their permit had expired in 1979. When the current leasee (Strick Trailers)
asked to expand the use to include trailer sales, the applicant was asked to apply for an
interim use permit. A three year interim use permit was approved in September of 1991.

2. MAT Properties, the owners, have indicated that the current leasee (StrickTrailers) is no
longer operating from this location. They are now proposing to sell the property to Mr.
Ray Olson. Mr. Olson would like to extend the interim use permit for a five year period to
provide a headquarters for their trucking operation. Mr. Olson indicated in his application
that his operation involves 5 truck/tractors that would be stored on the site in the evenings
and during the day would be picking up containers from railroad yards and moving them
to their final destination. At the Planning Commission meeting, Mr. Olson indicated that
they own a total of 25 truck chassis and that 9-10 would be typically on the site at anyone
time. This use would be much less intense than the current interim use provides for with
the Strick Leasing operation. To provide additional screening from County Road C, Mr.
Olson is proposing to construct a 6-1/2 foot high wood screen fence along the front of the
parking area on the site. Landscape materials were recently planted in this area but it will
be awhile before they provide significant screening.

3. The Planning Commission, on a 7-0 vote, recommended approval of Glen
Mischke/MA T Properties request an 5 year interim use permit for outside
truck/trailer storage at 1920 W. County Road C with the following conditions:

a. That a 6-112 foot stained wood screen fence be constructed in front of the
parking area west of the driveway.
