<br />.. <br /> <br />PLANNED UNIT DEVELOPMENT AGREEMENT <br /> <br />AGREEMENT, dated ~ '3l~"5 between the City ofRoseville ("the CITYIt) and Sandra <br />¡ <br />Kentfield (ItDeveloper). <br /> <br />1. Reqµest for Planned Unit Development Approval. <br /> <br />The DEVELOPER has asked the CITY to approve a Planned Unit Development for a beauty salon <br />at 1700 Hamline Avenue North. The subject property is legally described as follows: <br /> <br />Lot 5, Block 4, Gottfried Plat 2, and also that part of the SW 1/4 of the SE 1/4 of Section IS, <br />Township 29, Range 23, Ramsey County, Minnesota, lying southerly of said Lot 5, westerly of the <br />east line of said Lot 5 extended southerly, and northerly of the south 249.50 feet of said southwest <br />1/4. <br /> <br />The west line of Lot 5 has been assigned a bearing of North 00 degrees 17 minutes 02 seconds West. <br /> <br />2. Planned Uni~ Development A.pproval. <br /> <br />The CITY hereby grants approval of the Final Development Plan and subject to the DEVELOPER'S <br />compliance with the terms and conditions of this agreement. The CITY agrees to approve <br />applications for building permits, provided that said plans are consistent with the exhibits which were <br />approved at the concept and final stage of the Planned Unit Development process, and all of the <br />conditions oftrus agreement have been satisfied. <br /> <br />3. Approval by the CITY. <br /> <br />The CITY hereby approves the Development as shown on the following exhibits. The DEVELOPER <br />shall develop the Subject Properties in accordance with the general plans shown on the exhibits. If, <br />however, the exWbits vary iTom the written terms of this Agreement, the written terms shall control. <br />The exhibits include: <br /> <br />A. Site plan. <br />B. Site sections. <br />C. Floor plans and elevations. <br />D. Topography plan. <br />E. Utility plan. <br />F. Landscaping plan. <br />G. Boundary survey. <br /> <br />4. Phased Develppment. <br /> <br />The DEVELOPER shall develop the project in a single phase. Grading plans will be approved if they <br />are in conformity with the approved preliminary grading plan, and provided that the development be <br />
