Hamline Avenue and my residence at 1716 N. Hamline <br />Avenue. I thought that it would be appropriate at this time to share my feelings, and those <br />of my wife, on the sale of this property. <br /> <br />First, let me state that I am aware of the concern of my neighbors across the street in <br />Falcon Heights, and the City ofRoseville regarding this rezoning plan. When first <br />apprQached to change this piece to a commercial property I too had deep conCerns. I <br />thought, like my neighbors, about traffic, and kids on the block. I thought about how it <br />would affect the life of myself and my wife, and I sincerely believe that it would be better <br />to h&,Ve Sandra Kentfield as a neighbor for many reasons. <br /> <br />My first concern was the traffic situation until I spoke with Sandra in depth about how <br />much volume and the clientele she does per day on an average, the average age of her <br />clientele and her hours of operation. <br /> <br />She assured me that on a very busy day, no more than 50 cars per day would come and <br />go. She also reported that approximately 60% drive from S1. Paul to her present business <br />near Hoyt and Hamline, and 40% trom the Roseville area. That would mean that the 60% <br />coming tram S1. Paul would only go three doors past Larpenteur Avenue, That would <br />amount to approximately 30 cars on the busiest day coming from the St. Paul direction <br />and 20 tram the RoseviUe direction. My family has lived at this address since 1968 and we <br />have watched the traffic grow. My own belief is that under any circumstances 50 cars is <br />an eyedrop in the swimming pool that is generated now. <br /> <br />I questioned Sandra about the average age of her clientele and she stated that the average <br />age is in the mid 60's. I was relieved to know that this was not a high volume hair style <br />salon. <br /> <br />Another point I brought up to Sandra was a concern of mine regarding the operating <br />hours of her establishment. She responded that the salon is open Tuesday through <br />
