Saturday 8:00 A.M. until 6:00 in the evening. On Tuesdays and Thursdays she is open
trom 8:00 A.M. until 8:00 in the evening and is closed on Sunday and Monday.

I had not yet seen any design of the building, which was not ready at that time. After I
saw the design for her building and what she had planned to do with the parking facilities
and a privacy fence, I became more assured in my own mind that she would prQbably be a
much better neighbor than I could find anywhere.

She told me she would have 23 parking spaces for her clientele, which again assured me
that there would be an absence of those cars being parked on the West side of Hamline
Avenue.
I know that one of my neighbors across the street was concerned about the parking across
the street because Baber Auto does not have enough parking area for their six bays. They
have no choice but to park on the West side of Hamline.

I am also aware that the neighbors are concerned about expanding commerciáJ,J;usiness on
this street. I, too, was very concerned with this issue. However, this is the last lot and
the only lot between here and County Road B on either side of the street that sits next to a
commercial building and I strongly feel that with the design of Sandra's building, the type
and clientele of Sandrats business, that this is not a true expansion. but a transition ofthis
property to commercial zoning.

I am aware that the City ofRoseviUe is not enthusiastic about expanding commercial
property, and I believe that the majority of people who live in RosevilJe sh&re this opinion,
but as I stated above, I do not believe that this business and the building is a detriment, but
an asset to this location.

Sandra; to my knowledge, has complied with the request ofthe City of Roseville planning
commission about the design of the building, the parking area and lighting facilities, and I
believe that the City ofRoseville and the Roseville City Council should look at the issues
stated above and see these as a benefit and not a deficit to the City.

I thank you for taking the time to read this letter, which attempts to explain my feelings
and anxieties about the sale of this property.

I remain,

Sincerely,

~mìl~

David M.
