The <br />engineering staff has reviewed this proposal and has the <br />following recommendations: <br /> <br />1. A 10 foot road easement is needed for the south 11.5 feet <br />of this property. <br /> <br />2. The drainage plans show the east half of the lot being <br />drained onto the property to the east. There is no <br />easement of record that allows this to be done. <br /> <br />3. The property needs to have a pond constructed on it to <br />keep the water runoff to pre-development rates. A study <br />by a Civil Engineering Company must be done to show the <br />rates. <br /> <br />4. The sanitary sewer is located on the east side of Hamline <br />Avenue but there is not service extended to the property <br />line. <br /> <br />5. There is only a 1" water service to this property. If a <br />larger service is needed the St. Paul Water Department <br />must be called to change the size of the service. <br /> <br />6. The landscaping plans show a proposed tree to be located <br />next to the south side of the proposed new driveway. This <br />location should be reviewed for site line to the south. <br /> <br />7. A driveway permit is needed from Ramsey County and their <br />standards must be used to construct the driveway. <br /> <br />8. If the existing sidewalk needs to be reconstructed the <br />standards used for the existing walk must be used to <br />reconstruct it. <br /> <br />9. A deferred assessment in the amount of $17,019.13 for <br />the reconstruction of Hamline Avenue must be paid if <br />approved. <br />
