<br />To the C¡ty Council of Roseville <br />Sandra Kentfield rezone of 1700 Hamline Ave. <br /> <br />This is a letter to explain who I am and my background. <br />I have successfully run a Beauty Salon for 10 years on the <br />corner of Hamline and Iowa Ave. Three blocks south of the <br />site I would like to purchase. I am also a resident of <br />Roseville for 9 of those years. I have created a Salon that <br />has been comfortable, home like, and a family feel, that <br />clients and employees have enjoyed. +t has always been <br />important to me to be in a comfortable work place, what <br />better than when you feel at home. <br />r always thought if I were to leave our present location I <br />would like to be the owner of that new spot. Renting,places <br />you under a landlords thumb. Whêre maintenance, rents, etc. <br />are not under my control. So when I saw the empty lot for <br />sale, I thought that would be a great location, close to our <br />present location, it is on a bus line, still within walking <br />distance for many clients. The lot size would accommodate a <br />parking lot big enough so no one would have to park on <br />Hamline as some other business~s in the area do. A beauty <br />Salon is a very quiet business I have an older clientel and <br />they don't make very much noise. I also saw a lot that was <br />bordered on 1 1/2 by commercial, I saw an apartment building <br />to the east of the lot and the lot owner in a single family <br />home to the north. I had designed a building that looked <br />like a ho~se and tried to keep ~he commercial part on the <br />oommercial side of the lot. I am a conservitive business <br />owner running a conservttive business, having bright <br />flashing neon lights is not part of the plan. Like the home <br />owner said I'd rather have you there than a duplex with 6 <br />cars in each drive way and a party every night. So I thought <br />this would be a 9reat use of the land. <br />The issues of parking I already addressed. Yes there would <br />be more traffic, an empty lot doesnot generate much <br />traffic. But half our clientel already drive dowp that <br />street. Hamline ave is not a quiet residential side street. <br />It is a major road. And yes my building a bussiness there <br />would be encroaching on residential but if some one had <br />wanted to build a house or duplex, the lot is still for <br />sale and no one has dome forth to do so. <br /> <br />Thank you, <br />Sandra Kentfield <br /> <br />d~ <br /> <br />
