Ft. <br />136 Feet <br /> <br />The two lots proposed to front on Western Avenue, while well in excess of <br />the minimum size of 11,000 sq. ft., are proposed to have 77.5 feet offrontage. <br />A number of lots on Western Avenue and Eldridge Avenue, and in that <br />general area, are in the 75 to 80 foot of frontage range, and these lots would <br />be consistent with the lots in tills area. 77-112 feet is a wide enough lot to <br />build a reasonable single family home without the request for a variance. A <br />reasonable condition of approval would be to stipulate that building pennits <br />for the newly created lots not include a request for a variance to setback <br />requirements. <br /> <br />4. The Planning Commission, at their August 10, 1994 meeting, <br />recommended approval of the 3 lot preliminary plat at 400 County Road <br />B with the stip,uJation that setback variance requests wiJI not be part of <br />the building permit applications for these lots. <br /> <br />Engineering CODsid~rations: <br /> <br />1. The Engineering Department has reviewed this application for a preliminary <br />plat for three lots and have indicated that it will be necessary to build sewer <br />and water connections to the two lots being created along Western Avenue, <br />The Department has also pointed out that new curb cuts along Western <br />Avenue will have to be created for the driveways to the new homes. Parcel A <br />will require some filling and a careful review of the proposed drainage <br />patterns will need to occur prior to the issuance of a building pennit. <br /> <br />Staff Recommendations: <br /> <br />1. The site under consideration is 1.4 acres in size and is zoned R-1 single <br />Family development. The proposed preliminary plat wiH create two new <br />single family lots in the City of Roseville.
