Owasso <br />Boulevard. <br /> <br />Background <br /> <br />1. Brian and Susan Carlson live at 3102 W. Owasso Boulevard on the lake. The <br />property is zoned R -1 single family and is impacted by the Citis Shoreland <br />Management Ordinance. The R-l zoning district requires a 30 foot setback <br />rrom the rront property line and the Shore land Management Ordinance <br />prohibits any building within 75 feet of the ordinary high water mark of the <br />lake. The Carlson's have remodeled a cottage built in the 1940's into what is <br />now an attractive home site. They have limited storage capacity and have been <br />exploring ways to add additional storage for the house. Even though they <br />would be well beyond the 75 foot setback from the ordinary high water mark, <br />it seems undesirable to construct storage on the lakeside of the property. <br />There is also a steep bank on the lake side which would make this more <br />difficult to accomplish. Therefore, it is the Carlson's approach to add to their <br />attached garage and are seeking a 7 foot front yard setback variance for this <br />proj ect. <br /> <br />2. The Minor Variance Committee have met with the applicants, reviewed the <br />proposal and unanimously recommended approval of the 7 foot front yard <br />setback variance for the expansion of the attached garage. It was the <br />Committee's belief that the steep slope and the desire not to build any closer to <br />the lake than possible, were important considerations in recommending <br />approval of this variance. During an inspection of the site, it was also noted <br />that the existing driveway did not meet sideyard setback requirements by 3 <br />feet.
