Fairview Avenue. <br /> <br />Applicant Requests Continuation <br /> <br />BackgroQnd: <br /> <br />1. Pacific Mutual Door has been located in the southwest quadrant of County Road C and <br />Fairview Avenue in Roseville since 1965. The property is 2.35 acres in size and is zoned <br />I-I, Light Industrial. The current building is 55,000 sq. ft. in size and contains the office <br />showroom and warehouse operations of Pacific Mutual Door. Recently, Pacific Mutual <br />Door purchased the 3.57 acre Thermo King property to their immediate south. To handle <br />the growth in their business, Pacific Mutual Door is proposing to add 60,000 sq. ft. of <br />warehouse space to their existing building. This expansion would occur in two phases, <br />but when it is complete, the building size would exceed the OJ floor area ratio for <br />buildings in a light industrial district. Therefore, Pacific Mutual Door is applying for a <br />variance to this requirement. <br /> <br />2. The Planning Commission, at the September 14, 1994 meeting, unanimously <br />recommended approval of the variances as follows to Pacific Mutual Door, located <br />at 2645 and 2655 N. Fairview Avenue: <br /> <br />a. A variance to allow for 44 percent of the site to be covered with building <br />rather than the code requirement of 30 percent. <br />b. A variance to the parking lot setback requirements of 40 feet; thereby, <br />allowing the existing parking to remain 10 feet from the right-of-way. <br />c. A variance to the building design standards to allow for color-compatible, <br />painted materials, brick pilasters, and architectural details along the <br />north existing warehouse wall to be used, in lieu of all new brick or other <br />complimentary materials. <br /> <br />These variances are subject to the five staff engineering conditions, dated 9~9-94: <br /> <br />1. Need to extend storm sewer southerly to each of the two driveway <br />openings on Fairview Avenue. <br />2. Sidewalk is required or the money placed with the City to build the <br />sidewalk if not constructed along Fairview Avenue. <br />3. There afe two parcels shown on the plans. They need to be combined at <br />Ramsey County before a building permit can be approved. <br />4. A 10 foot road and utility easement is required along Fairview Avenue. <br />5. The proposed landscaping plan needs to be over laid on top of the utility <br />
