<br />MEMORANDUM <br /> <br />TO: <br /> <br />Marty Hanson, Plan Reviewer <br /> <br />FROM: <br /> <br />Kim Lee, City Planner <br /> <br />DA rE: <br /> <br />July 14, 1997 <br /> <br />SUBJ: <br /> <br />Planning/Zoning Comments on Fairview H.A. LLC Plans - 2621 Fairview Ave. <br /> <br />The purpose of this memo is identify planning and zoning concerns with the plans <br />submitted by Fairview H.A. LLC for property at 2621 Fairview Avenue (Building Permit No. <br />A97 -696). In reviewing the plans, the following issues were identified and marked on the <br />plans: <br /> <br />Site Plan (A-1) <br /> <br />1. The plan indicates a 50% office/50% warehouse use of the property. This split of <br />uses requires 116 off-street parking spaces, although only 109 are shown on the <br />plan. We need to have the location of the additional seven spaces shown on the <br />plan, as well as proof of parking if more than 50% of the building is used for office. <br /> <br />2. Off~street parking areas must be set back a minimum of 40 feet from a public right- <br />of-way, while the plan shows a setback of approximately 15 feet. With a <br />combination of permanent year-round screening and landscaping no less than 36" <br />in height, the parking setback may be reduced to 20 feet (Section 1007.01A). <br /> <br />3. Rooftop equipment and structures need to be screened, rather than painted to <br />match the building. Section 1010.07 of the City Code states, IIrooftop equipment, <br />including rooftop structures related to elevators, must be completely screened from <br />eye level view from contiguous properties and adjacent streets. Such equipment <br />shalf be screened with parapets or other materials similar to and compatible with <br />exterior materials and architectural treatment on the structure being served. <br />Horizontal or vertical slats of wood material shall not be used for this purpose." <br /> <br />4. A lighting plan is required. Section 1010.12, City Code, required all light fixtures to <br />be of a downcast, cutoff type, concealing the light source from view and preventing <br />glare. <br /> <br />Exterior Elevations (A-3) <br /> <br />1. An architectural detail of the band area (soldier course face brick) is required. <br />
