requirements for building materials in the design standards section of
the zoning ordinance. The north elevation currently is a long painted
concrete block wa1I facing County Road C. To add architectural
interest and to confonn to the design standard, the applicant is
proposing to add a series of brick pylasters and an aluminmn facia to
tlus elevation. This interesting architectural treatment, combined with
additional brick in the remodeled office area, will give new life to this
elevation of the building and in staffs opinion, is a good strategy to
bringing an existing building into compliance with current design
standards.

. Trash Handling

The site indicates that the trash compactor will be located at the
northwest comer of the existing building. The trash compactor will be
screened by a building attached to the existing facility, which will be
constructed of brick to match the pylasters.

. Landscaping

The landscaping plan presents a good mixture of deciduous and
ewegreen overstory trees to provide year round interest and screening.
It is concentrated on the perimeters providing screening of parking and
loading areas. The north elevation is immediately adjacent to the
railroad tracks and therefore, no room for landscape materials is
available here. However, the applicants have expressed an interest in
working with NSP, with a thought of enhancing the appearance of the
intersection of County Road C and Fairview. This, in conjlU1ction with
the ultimate County Road C trail system, could prove to be a benefit to
the entire community.

. Signage

The applicants are proposing to add signage on the north elevation. As
indicated on the plan, it would consist of individual letters identifying
their name, combined with a logo for their major product line. The
exact details of the sign need to be completed before a sign application
can be reviewed by City staff, but the size of the sign, as proposed, is
well within the design standards of the City code.

6( d)-3
