Should <br />they wish to add lighting to their proposal, design standards require <br />that lighting fixtures shall be of a downcast type, concealing the source <br />of light from public view and that lighting levels at the property line <br />should not exceed one half foot candle. <br /> <br />3. ~GJNEERING CONSIDERATiONS <br /> <br />See attached correspondence. <br /> <br />4. SUMM~RY AIS:D CONCLUSION: <br /> <br />For some time now, Pacific Mutual Door Company has been working with <br />City staff in preparing plans for the proposed expansion of their facility. The <br />expansion is a result of continued strong growth of their business here in <br />Roseville. The lot coverage variance still provides for good site circulation <br />and a well placed landscape plan. The request for a variance to the front yard <br />setback requirement for parking deals with the existing parking and is a result <br />of additional right-of-way being taken along Fairview Avenue. The design <br />incorporates the proper setback for new parking being proposed in the ITont <br />yard. The applicant has taken great pains to accommodate other design <br />standards into the plan being proposed. Based on the applicant's efforts to <br />update their facility, in terms of the City's design standards, staff recommends <br />approval of Pacific Mutual Door Company's request for variances to the City <br />zoning ordinance in order to construct an addition to their facility at 2645 and <br />2655 Fairview Avenue. <br /> <br />Staff Report by: Michael Falk <br /> <br />6( d)-4 <br />
