Site Lighting At this point, the applicant is not indicating any site lighting. Should they wish to add lighting to their proposal, design standards require that lighting fixtures shall be of a downcast type, concealing the source , of light from public view and that lighting levels at the property line should not exceed one half foot candle. 3. SUMMARY AND CONCLUSION: For some time now, Pacific Mutual Door Company has been working with City staff in preparing plans for the proposed expansion of their facility. The expansion is a result of continued strong growth of their business here in Roseville. The lot coverage variance still provides for good site circulation and a well placed landscape plan. The request for a variance to the front yard setback requirement for parking deals with the existing parking and is a result of additional right-of-way being taken along Fairview Avenue. The design incorporates the proper setback for new parking being proposed in the tront yard. The applicant has taken great pains to accommodate other design standards into the plan being proposed. Based on the applicant's efforts to update their facility, in tenns of the City's design standards, staff recommends approval of Pacific Mutual Door Company's request for variances to the City zoning ordinance in order to construct an addition to their facility at 2645 and 2655 Fairview Avenue.
