side and rear property lines for Parcel A.

3. The Engineering Department has reviewed this application for a division of a
platted lot and have indicated that it will be necessary to provide sewer and
water services to the proposed Parcel B.

4. The Planning Commission, at the December 14, 1994 meeting, on a 3-1
vote, recommended approval of Norbert Anderson's request for a
division of platted lot at 2096 Lexington Avenue.

Staff RecommendQtions:

1. The site under consideration is 30,896 sq. ft. in size and is zoned R-l Single
Family. The proposed lot division will create a new single family lot in the
City ofRoseville. Both lots exceed minimmn size and frontage requirements
for single family development and will not require variances for single family
construction. Therefore, it is staffs recommendation that Mr. Anderson's
request for a division of a platted lot at 2096 Lexington Avenue be approved.

Council Action Requested:

1. Motion to approve Norbert Anderson's request for a division of platted lot at
2096 N. Lexington Avenue.

Staff Report by: Michael Falk
