<br />The two lots being proposed are well in excess of minimum lot sizes and <br />minimum frontage requirements. As such, neither Parcel A or Parcel B will <br />require variances for the construction of single family homes. Mr. Anderson <br />will be moving his detached garage to insure that it is at least 5 feet from the <br />side and rear property lines for Parcel A. <br /> <br />3. Engineering ConsideratioQs <br /> <br />The Engineering Department has reviewed this application for a division of a <br />platted lot and have indicated that it will be necessary to provide sewer and <br />water services to the proposed Parcel B. <br /> <br />4. Summary and Conclusions <br /> <br />The site under consideration is 30,896 sq, ft. in size and is zoned R-l Single <br />Family. The proposed lot division will create a new single family lot in the <br />City of Roseville. Both lots exceed minimwn size and frontage requirements <br />for single family development and will not require variances for single family <br />construction. Therefore, it is staffs reconnnendation that Mr. Anderson's <br />request for a division of a platted lot at 2096 Lexington Avenue be approved. <br /> <br />6(b)-2 <br />
