<br />market conditions. The majority of development must be consistent with the use, <br />design, and floor area ratio standards (.5) of the B~6 zoning district. The <br />remainder of the site can be developed with other lower intensity business park <br />uses as long as quality exterior design and materials are maintained throughout the <br />site. The City Council will consider rezoning the site as a PUD, Planned Unit <br />Development, to provide design and use flexibility for an appropriate well designed <br />project. Copies of the zoning standards are attached. <br /> <br />E. Adjacent Land Uses <br /> <br />As can be seen from the attached map 4, land uses in the area include office, office <br />warehouse, light manufacturing, food processing, truck terminals, and tank farms. <br />Single family residential uses exist across Highway 36. <br /> <br />F. Environmental Status <br /> <br />Phase 1 and 2 Environmental Assessments have been conducted on the site. <br />Copies of these studies are attached. <br /> <br />G. Utilities <br /> <br />City utilities including water, sanitary sewer, and storm sewer are in place and <br />available to the site. A 24 inch sanitary sewer line is in place along the south side <br />of the site, and 27 inch and 30 inch sanitary sewer lines are in place in the <br />northwest corner of the site, Eight and twelve inch water mains are available south <br />and north of the site. Storm sewer lines are in place in Long Lake Road and <br />Terminal Road. On-site ponding will be required. <br /> <br />H. Governmental Approvals <br /> <br />Depending on the specific development proposal required approvals could include <br />rezoning, special use pennit, variance, financial assistance package, and <br />development agreement approval from the city ofRoseville, drainage plan <br />approval from the Rice Creek Watershed District, and approval to alter a protected <br />wetland from the Minnesota Department of Natural Resources. <br /> <br />I. Incentives <br /> <br />The Site is located within the City's existing Tax Increment Financing District <br />Number 4. This district runs until the year 2011. The City ofRoseville is <br />experienced in using tax increment financing as an economic development tool and <br />is willing to work with developers and businesses to put together assistance <br />packages to fill demonstrated financing gaps to make projects happen.
