<br />IV. DEVELOPER SELECTION CRITERIA <br /> <br />The City Council will be reviewing proposals and making its selection based on the <br />following criteria: <br /> <br />A. Proven experience in developing the type of development proposed. <br />B. Quality of proposed buildings and site planning, <br />C, Financial capability of Developer and/or Development Team. <br />D, Marketing capability of Developer and/or Development Team. <br />E. Land bid on a per square foot basis ( more is better). The city will consider a <br />phased take down of land. <br />F. Development schedule including land take down schedule if applicable, <br />G. Amount and type of financial assistance requested ( less is better ). <br />H, Construction management capability of Developer and/or Development Team. <br />I. Proven ability in working with communities. <br />J. Number and types of new jobs generated by the development. <br /> <br />The city council has the right to reject any or all proposals at any time during or at the end <br />of this process. The City Council also has the right to work with the selected developer to <br />refine the final proposal to best meet City goals and objectives. The City will grant <br />exclusive developer status to the successful developer for a 2 year period. The Council <br />will have the ability to extend the 2 year period, <br /> <br />V. SUBMISSION REQUIREMENTS <br /> <br />In order to be considered by the city, ten copies of a submittal at a 8~ 1/2" by 11" size <br />should be submitted, Folded 11"x17" plans are also acceptable. Proposals should include <br />the following information: <br /> <br />A. Identification of the development team including architect, engineer, landscape <br />architect, general contractor, marketing firm, equity partners, lenders, legal <br />counsel, and others, The name, address, phone, and fax number of a contact <br />person should be listed. <br />B. Development team experience and qualifications. <br />C. List of comparable projects. <br />D. Finance plan including description of amount and type of financial assistance <br />needed, demonstration of financial gap, security offered, and projected project <br />market value. <br />E. Development schedule including building construction phasing and land takedown <br />schedule if applicable. <br />F. Development concept information should be submitted to help the City Council <br />understand the type, quantity and quality of development being proposed, <br />Information submitted could include concept site plans, image sketches, building <br />massing studies, photographs of similar projects, landscape concept drawings, and <br />description of exterior materials. <br />G, Land bid on a total and per square foot basis, <br />H.
