Showings <br />of the vehicles will be generally prearranged by telephone with the <br />Applicant as a result of print media ads or by repeat customers. <br />It is anticipated approximately five (5) showings per week will be <br />generated by the use. The vehicles will be available to be shown <br /> <br />by appointment six days per week during normal business hours of <br /> <br />approximately 8:00 A.M. to 5:00 P.M. The vehicles are late model, <br /> <br />ranging in age from 1 to 4 years. The applicant does not <br /> <br />anticipate hiring employees to conduct this business. <br /> <br />4. APPLICATION OF SPECIAL USE PERMIT CRITERIA. The proposed use <br /> <br />will have nominal impact on traffic, streets, and other public <br /> <br />facilities. The property is zoned to accommodate retail use which <br /> <br />anticipates a much more intense impact than can reasonably be <br /> <br />anticipated to be generated by the use requested by the Applicant. <br /> <br />The building has been constructed according to City requirements, <br />including available parking spaces for general retail use. The <br /> <br />building is compatible with contiguous properties including the <br />general professional office condominiums located to the south and <br />Carlson Equipment Company to the west. Roseville's Comprehensive <br />Plan anticipates the property will be used for retail purposes.
