<br />... <br /> <br />~ / <br /> <br />f <br /> <br /> <br />To Mike Falk <br />From DouglasStroug D <br />Re Planning File 2725 <br /> <br />Date February 3 , 1995 <br /> <br />This file deals with a PUD, Rezoning, and Preliminary and Final Plat located northwesterly of <br />the intersection of Western Avenue and South Owasso Blvd, The engineering staffhas <br />reviewed this proposal and has the following recommendations: <br /> <br />1. The preliminary plat does not show any street names. The proposed names need to match <br />the names used in the master street plan. A review by the post office needs to be done to <br />insure that the names have not been used in cities close to Roseville that could have the same <br />or close to the same address. <br /> <br />2. The corner of Lot 17 Block 2 in the preliminary plat is about 8 feet into a proposed drainage <br />and utility easement. The location ofthe building for that lot needs to be marked before <br />construction is started to insure that no part of the building falls within the easement. <br /> <br />3. The plans show a 10 foot utility easement along the fronts of all the lots. This easement is <br />not needed. <br /> <br />4. The proposed detention pond at the north end of the plat is proposed to be located within the <br />50 foot setback for the pipe line, This will place the edge of the pond close to the existing <br />pipeline, The location ofthe pipeline needs to be located in the field to insure that the <br />proposed pond will not be in conflict with the pipeline or restrict the maintenance of the <br />pipeline. The owners of the pipeline need to review the proposed work. The pond should be <br />moved to the northeast or easterly which will increase the distance from the pipeline to the <br />edge of the pond. There is also a proposed sanitary sewer that would run through the edge of <br />the proposed pond. By moving the pond the sewer would not be located in the pond. <br /> <br />5. Street lighting needs to be considered at this time. All utilities will be underground and the <br />only type of street lighting that can be installed is the "Ornamental Light System" that would <br />have to be assessed back to the property owners. The cost to place the power lines to serve <br />the street lights would be less if it is done at the same time as the power lines that will serve <br />the homes. <br /> <br />2660 CIVIC CENTER DRIVE.
