<br />, <br /> <br />I. <br /> <br />6. The preliminary plat shows part of South Owasso Blvd. to be vacated. No vacation is being <br />requested for with the planning file, Notice in the Review, notices mail to those within 350 <br />feet, and a $200 fee would be required. The legal description of the land to be vacated would <br />have to be written by a Land Surveyor. The road opening easement runs all the way to the <br />west side of the Burlington Northern Railway, The vacation needs to vacate the total <br />easement tram W estern Avenue to the west. <br /> <br />7. Any slopes more then a 3 to 1 will have to be reviewed for possible retaining walls. <br /> <br />8. No landscaping can be done at the corners of two streets that will grow higher then four feet <br />in height. The size of the area that no planting can be placed, is a triangle 30ft by 30ft as <br />measured along the property lines of each street. The landscaping plans and the utility plans <br />need to be overlaid to insure that no trees are planted on top of any of the utilities. The <br />proposed sanitary sewer main that runs northwesterly between the last two buildings to the <br />north has trees shown to be planted on top of it. This will not be permitted. The cul-de-sac <br />is proposed to have a center island and shows three evergreens proposed to be planted in the <br />middle ofit. The types of trees that should be planted there are Lindens, maples or ash, due <br />to the site line and snow storage in the winter. <br /> <br />9. The utility plans show a proposed storm sewer line being constructed across the center island <br />of the cul-de-sac. This should be moved outside the center due to the trees that are proposed <br />to be planted in the island. <br /> <br />10. The proposed detention pond is proposed to drain into the existing pond located west of <br />South Owasso Boulevard. The outlet for this pond is not working at this time due to the <br />filling that has been done on the east side of South Owasso Boulevard, The property owner <br />that did the filling needs to be directed to remove the fill so the area will drain into Lake <br />Owasso to the east. The fill permits he was given stated he could not block the drainage. <br /> <br />11. The proposed location of the new street entering at Western Avenue needs to be studied to <br />see if it is a safe location. The grade and the curve make it hard to see on coming traffic. <br /> <br />12. The addresses for the buildings need to be reviewed by the post office before construction is <br />started, <br /> <br />13. Permits will have to be granted by the Burlington Northern and the pipeline company for the <br />placement of the sanitary sewer main under the railway and under the pipeline. Permits will <br />also have to be granted by Ramsey County for any work done within their right-of-way. <br /> <br />14. Storm sewer catch basins will have to be placed at each side ofthe new proposed roadway <br />that is proposed to enter at Western Avenue. <br /> <br />15. The landscaping plans show trees being planted in the concrete island at the intersection of <br />the new street and Western Avenue. This will not be permitted due to the maintenance <br />problems this creates, <br />
