I recognize that you allowed us significantly more time
than a nonnal Sketch Plan review and we appreciate that consideration. This is a significant project
both because of its size, location, and status as one of the last remaining vacant parcels in the city,
and because of who the developer is and the reasons for selling the land. One of our hopes in giving
you a complete briefing on January 11 was that it would allow us to clearly identify issues so that we
can complete the Concept Stage review at the upcoming public hearing.

I have reviewed the minutes of the January 11 meeting and I plan to briefly respond to every issue
that you raised during the presentation and discussion. Mike Falk has also provided us with a copy
ofms list of project issues and I will respond to those as well. In the hopes of making a complete
record without overwhelming you with paper, this letter is organized by categories.

GENERAL ISSUES

In our application narrative we review the history of this project and the working relationship with
the City. I do not want to repeat that here. We have learned that there is a flyer circulating around
the neighborhood urging residents to show up at the meeting and oppose the development of the
property. These concerns have been fully aired at numerous neighborhood and community meetings
and we understand the disappointment that these folks feel as they prepare to lose what has really
functioned as their private park for all of these years.
