We <br />share that objective. We do ask your understanding (in the context of what I explained above) about <br />our concern about any potential delay of our plans caused by the fact that the planning for the <br />adjacent parcels is not as far along as we are. <br /> <br />In our meeting with Mr. Harstad we identified several key design elements that can be carried through <br />to his proposed development. We have addressed those elements in our PUD and you will have all <br />of that infonnation available when you review his PUD. The following section identifies the elements <br />that can be employed to achieve design continuity. <br /> <br />Common DesiiD Elements <br /> <br />Mr. Harstad has agreed to utilize a virtually identical site amenity package. This will include project <br />landscaping, decorative lighting, signage, mailboxes, and entry features. He and Mr. Pratt have agreed <br />to utilize a compatible set of exterior building materials. The compatibility of these materials will <br />include both the color and the texture. <br /> <br />BERMING AND LANDSCAPING ALONG WESTERN AVENUE <br /> <br />Commissioner Thomas asked about the details for the benning and landscaping along Western <br />Avenue. We have prepared section drawings and a detail of this landscaping for presentation to the <br />Planning Commission and public at the meeting. We will also explain more fully the increased <br />setbacks in this area and other design elements related to this area. <br /> <br />PARK DESIGN, TRAIL ACCESS <br /> <br />Commissioner Wall asked for details about the park, what it will include and access to it from the <br />east. The City has not completed any park design work for the park and as we described at the last <br />meeting, the questions related to storm water drainage will affect the ultimate design. The Parks <br />Commission wants to build a Neighborhood Park there. Typically, neighborhood parks include play <br />structures, tennis courts, informal ball fields, picnic areas, and a small amount of parking. There will <br />be a connection to the sidewalk along the main road near the center of the development. The exact <br />location will be determined when the stonn water drainage plans are finalized. If the storm water <br />design plans result in a significant reduction of the quality or size of this park, the District will pay <br />park dedication fees in cash and potentially add a couple of single family lots. It is our hope that this <br />will not be necessary. <br />
