The Public Works <br />Department has stated that they would prefer the wetlands be in public ownership. We will plat them <br />as outlots and deed them to the Cit~. <br /> <br />STORM WATER DRAINAGE <br /> <br />It is my assumption that the Engineering Department will infonn you aboutthe status of our efforts <br />to identifY an appropriate stonn water drainage design for the property . We have also reviewed these <br />issues with the Grass Lake Water Management Organization and they directed the staff to prepare <br />a resolution. Although I have not seen that resolution, there was nothing included in their direction <br />to the staff that was either unexpected or unacceptable to us. <br /> <br />We are confident that we can work out the remaining technical issues ,between our project engineers <br />and the staff and the City's consulting engineers. We do not anticipate that the refinements to the <br />existing plans will cause significant alteration to the site plan. <br /> <br />STREET LAYOUT <br /> <br />The streets are designed to meet the 30 mph design speed criteria. We have looked at the Engineering <br />Department's suggestion regarding the access on to Dale Street. We have also asked Short-Elliot- <br />Hendrickson, our traffic consultants to review it. A coPY of their memo is attached. <br /> <br />The idea of aligning our main access road south of the wetland does not work with our plan. SEH <br />has reviewed the sight distance and spacing from the intersection with South Owasso Boulevard and <br />they believe it will function well. They recommend limiting the landscaping in this area and we will <br />d so. <br /> <br />They also responded to the realignment of the main road on the east side opposite Millwood Street. <br />They state that this alignment eliminates a traffic conflict on Western and that the overwhelming <br />majority of trips exiting the site will turn either left or right and not continue on Millwood. <br /> <br />SITE GRADING <br /> <br />We have submitted a Grading Plan with the grading limits clearly indicated. We have been candid <br />and forthright with the community throughout the process that the site is difficult to develop and will <br />
