Part of the filling that is required on the site is needed to raise basement <br />elevations above the flood elevation surrounding the low area of the site. Part of that grading is <br />required due to the amount of water that has to be stored on the property due to the large <br />surrounding area that drains on to the property. <br /> <br />There will also be some clearing needed as part of the environmental clean up of the property. Some <br />of the Wstoric dumping areas have boxelder and cottonwood trees growing out of them. We have <br />identified the valuable stands of trees and the design of the project has placed many of them in the <br />proposed park and witWn the undisturbed buffer areas around the wetlands. <br /> <br />QUALITY ELEMENTS/INNOV ATIVE DESIGN <br /> <br />All of the project builders are award winning builders known for their quality of construction and <br />reputations for customer service. All of the single family homes :will have 2ux 6" walls with <br />numerous energy conservation features, including state of the art windows with Argon gas. <br /> <br />All of the homes will be built with roughed in security systems and 95% of the owners install and <br />maintain these systems. All of them also have roughed in irrigation systems and the overwhelming <br />majority of the buyers finish them and their use greatly aids the growth and appearance of the project <br />landscaping. <br /> <br />All of the utilities will be underground. All of the basements will be waterproofed. <br /> <br />There will be homeowners associations for both of the town house communities and one for the single <br />family neighborhood. All of the development will be governed by covenants and deed restrictions <br />and they will be coordinated between associations. The single family association will be responsible <br />for the maintenance of their entrance features and the townhouse developments will be responsible <br />for theirs. <br /> <br />All of the units will be constructed with maintenance free exteriors. Every building will incorporate <br />brick, or stucco into its facade and tie these materials around the sides and back. Every lot owner will <br />be required to install several thousand dollars worth of landscaping and all of this landscaping will be <br />coordinated by an overall project landscape plan. <br /> <br />There will be a sidewalk all along the north side of the main roadway. There will be a connection into <br />the park along this road but the specific location can only be designated when the ponding design is <br />completed. <br />
