Part of the filling that is required on the site is needed to raise basement elevations above the flood elevation surrounding the low area of the site. Part of that grading is required due to the amount of water that has to be stored on the property due to the large surrounding area that drains on to the property. There will also be some clearing needed as part of the environmental clean up of the property. Some of the Wstoric dumping areas have boxelder and cottonwood trees growing out of them. We have identified the valuable stands of trees and the design of the project has placed many of them in the proposed park and witWn the undisturbed buffer areas around the wetlands. QUALITY ELEMENTS/INNOV ATIVE DESIGN All of the project builders are award winning builders known for their quality of construction and reputations for customer service. All of the single family homes :will have 2ux 6" walls with numerous energy conservation features, including state of the art windows with Argon gas. All of the homes will be built with roughed in security systems and 95% of the owners install and maintain these systems. All of them also have roughed in irrigation systems and the overwhelming majority of the buyers finish them and their use greatly aids the growth and appearance of the project landscaping. All of the utilities will be underground. All of the basements will be waterproofed. There will be homeowners associations for both of the town house communities and one for the single family neighborhood. All of the development will be governed by covenants and deed restrictions and they will be coordinated between associations. The single family association will be responsible for the maintenance of their entrance features and the townhouse developments will be responsible for theirs. All of the units will be constructed with maintenance free exteriors. Every building will incorporate brick, or stucco into its facade and tie these materials around the sides and back. Every lot owner will be required to install several thousand dollars worth of landscaping and all of this landscaping will be coordinated by an overall project landscape plan. There will be a sidewalk all along the north side of the main roadway. There will be a connection into the park along this road but the specific location can only be designated when the ponding design is completed.
