<br />" <br /> <br /> <br />To Mike Falk <br />From Douglas Stroug a <br />Re Planning File 2726 <br /> <br />Date February 1 , 1995 <br /> <br />This file deals with a Preliminary and Final Plat lying east of Dale Street; west of Western <br />Avenue; north of Iona Lane, and southeasterly of the Burlington Railroad right-of-way. The <br />owners of the property is School District 623. The engineering staff has reviewed this proposal <br />and has the following recommendations: <br /> <br />1. . Outlot B as proposed in the plat is not owned by the school district. lfthe lot is going to be <br />part of the proposed plat, the owner of Outlot B will have to be named in the plat or the school <br />district will have to purchase the property from the existing owners. <br /> <br />2. . An existing house at 2939 Western Avenue will have to be removed if the plat is approved. <br />The existing sewer and water services will have to be removed at their mains. <br /> <br />3. . This area will have aU utilities underground; so the only type of street lighting that can be <br />installed will be what is known as an "Ornamental Street Light System". The cost of these <br />lights sh~)Uld be assessed to the abutting properties. It is best to install the street light power <br />lines at the same time as the power lines that will serve the homes. The lights can be installed <br />after the area behind the curbs has been graded. This will save cost and give the needed light to <br />the area. <br /> <br />4. . Proposed names for the new streets must meet the master street mapping system. All new <br />named streets must be checked with the post office to insure that the proposed new names <br />have not been assigned to any other city located closed to Roseville wWch might have the <br />same house numbers. <br /> <br />5. . Care must be taken to protect the wet lands during construction of the roads, utilities, <br />grading of the lots, and construction of the homes, with silt fencing and hay bails.
