Soft Costs (Development of Site) <br /> <br />As with the up front sale of the land, there are certain soft costs which are associated <br />with the development of the land. That amount is estimated at $825,000. <br /> <br />Some of these costs are based on the complexity and size of the project (engineering, <br />legal, development consultant, fiscal advisor, title and recording, insurance).
