<br />August 12, 1993 <br /> <br />Lake Owasso Property <br />Traffic Impact Analysis <br /> <br />Roseville, Minnesota <br /> <br />1.0 Introduction <br />Purpose of Report <br />The purpose of this report is to examine what traffic impact the proposed Lake <br />Owasso Property development will have on the local roadways and intersections, <br />how the local roadways and intersections will operate after full development of <br />the site, and the concerns that will need to be addressed in order for the local <br />roadway network to operate properly after development. <br /> <br />Background <br />The proposed Lake Owasso Property development site is currently undeveloped <br />and consists of a mixture of privately owned property and property owned by <br />Roseville School District No. 623. The site is bounded on the north by South, <br />Owasso Boulevard, on the east by Western Avenue and South Owasso <br />Boulevard, on the west by Dale Street, and on the south somewhat by Iona Lane <br />and Centennial Drive. <br /> <br />Three (3) concepts have been proposed for development of the Lake Owasso <br />Property and presented to the City by Dahlgren, Shardlow and Uban <br />Consultants.
