<br />Naturalized planting areas may not be always be appropriate for all locations. A <br />naturalized front yard located between two mown yards may be objectionable to <br />some residents. Such naturalized plantings must comply with city code and <br />should be limited to areas that are currently natural, adjacent to existing natural <br />areas, or are in areas that are not visible to the public. <br /> <br />Approved Planting Concept <br /> <br />A landscape master plan is to be prepared, reviewed and approved by the <br />architectural design committee. This approved planting concept will serve as the <br />guide for the staged landscaping of each property. <br /> <br />Maintenance <br /> <br />All lawn areas are to be mown and maintained in conformance with all state and <br />local codes. Because of the adverse impacts that the improper use of lawn <br />chemicals are known to have on the natural systems, wetlands, lakes, and wildlife, <br />the Home Owners Associations of Ow as so Hills will work with the homeowners <br />to facilitate the responsible use of all lawn chemicals. All home owners will be <br />provided with educational information, and encouraged to learn and understand <br />the proper and appropriate use, storage and disposal of the fertilizers, herbicides <br />and insecticides that they apply to their lawns. <br /> <br />All landscaping and remaining trees are to be maintained in a sound and healthy <br />condition. Damaged or diseased trees are to be treated in conformance with the <br />current best management practices and in conformance with all appropriate state <br />and local codes and regulations. Dead or unsalvageable trees and plant materials <br />are to be removed and disposed of in conformance with all appropriate state and <br />local codes and regulations. <br /> <br />Mowing/Mulching <br /> <br />All homeowners and associations will be encouraged to use mulching mowers to <br />incorporate the clippings into the turf in lawn areas. Homeowners and <br />associations will be also be encouraged to compost bagged clippings/organic <br />materials or to haul such materials to an appropriate recycling site. <br /> <br />The composting of small amounts of yard waste is acceptable in appropriate <br />locations that are not visible or are screened from the public. Runoff from <br />composting areas must not adversely affect the wetlands. Any comporting area <br />must be located and maintained to prevent odors from adversely impacting the <br />surrounding properties. <br /> <br />Page 8 <br />
