<br /> <br />March 2, 1995 <br /> <br />John Shardlow <br />Dahlgren, Shardlow and Uban <br />300 First Avenue North <br />Suite 210 <br />Minneapolis, MN 55401 <br /> <br />Dear:Mr. Shardlow: <br />9 <br /> <br />The Roseville City Council, at its February 27, 1995 meeting, approved Independent School District <br />#623's request for concept approval of a PI armed Unit Development consisting of 60 townhomes and <br />79 single family lots, a rezoning trom R-l to Residential Planned Unit Development, and preliminary <br />and final plat approval on land generally bounded by Dale Street on the west, South Owasso . <br />Boulevard to the north, and Western Avenue to the east, and a change in the Comprehensive Plan <br />map relocation of the medium density residential uses and public park uses be approved with the <br />following conditions: <br /> <br />(I) All wetlands to be platted as outlots and deeded to the City, and easements shall be provided <br />for the maintenance of all NURP basins and drainage improvements. <br /> <br />(2) Trail connections ~o be provided to the neighborhood park ITom the proposed sidewalk along <br />the main through street in the development and to provide access to the Judith Avenue <br />neighborhood. These trails shall be dedicated as pedestrian rights~of~way and the specific <br />locations and design shall be determined in cooperation with the Parks Commission and staff, <br /> <br />(3) The applicant shall cooperate with the staff and Peter Gryskewicz in the process of evaluating <br /> <br />....1_... f"'t~.L.._I... .....____1.............. __.J:!tt..~... ..................-_............ Any major changes to these designs that cause a <br />modification of the Concept Plan shall return to the Planning Commission for review, <br /> <br />(5) Any reduction in the s~ or changes to the shape of the neighborhood park that would result <br />in an increase in the number of lots shalt return to the Planning Commission for review. <br /> <br />(6) The proposed cul-de-sacs in the townhome areas shall be 28 foot streets located within 60 <br />foot rights-of-way,' The cul-de~sacs shall be modified to a "tear drop shape" to facilitate <br /> <br />2660 CIVIC CENTER DRIVE.
