<br />Concept Plan Description <br /> <br />The residential planned unit development proposed for the school district site includes a <br />total of 139 new homes to be built on 75.9 acres, creating a gross project density of 1.86 <br />units per acre. The project includes 79 single family lots for homes proposed to start at <br />$250,000, It also includes 20 single leve12-unit townhomes, located in the southwest <br />quadrant of the site and 40 one and two story, 2-3 unit townhomes, located in the <br />northern portion of the site, Both townhome styles will be priced beginning at $160,000. <br />Total project value is estimated to be $28-32 million. The project is also proposing an 8.3 <br />+/- acre park located. in the western area of the site and 6.6 acres of open space located <br />primarily around wetland basins. <br /> <br />The proposed single family residential lots are located in the central part of the site. The <br />lots range from 11,000 sq, ft, to over 40,000 sq. ft. with an average size of 19,500 sq. ft. <br />Lot widths range trom 80 to 135 feet and lot depths range trom lIS to 310 feet, Lots <br />backing up to the railroad right-of-way and pipeline easements are extra deep, providing <br />buffer space and room to allow for a 100 foot building setback from the pipeline per the <br />proposed ordinance. The building setback for the subdivision includes: <br /> <br />front yard - 30 feet <br />side yard - 10 feet <br />rear yard - 30 feet <br />delineated wetland - 50 feet (25 feet undisturbed buffer) <br /> <br />Within the PUD, the applicant is requesting that single family builders be allowed to use a <br />5 foot and 15 foot side yard separation where appropriate to allow more flexibility in site <br />grading and tree preservation. <br /> <br />Two townhome neighborhoods are proposed for the project. The 20 unit neighborhood <br />located in the southwestern portion of the site contains 20 units on approximately 7.35 <br />acres, creating a gross density of 2.7 units per acre. The 40 unit neighborhood located in <br />the northern portion of the site contains approximately 9,75 acres and would have a <br />density of 4.1 units per acre. The townhouse lots in both developments would extend 15 <br />feet beyond each unit. These lots would be privately owned and would be surrounded by <br />a common lot owned by the neighborhood association. The streets serving both <br />townhouse neighborhood are proposed to be public streets, although, at this time the plans <br />show a 50 foot right-of-way when City standards require 60 feet.
