<br />The building site currently has 80 parking stalls. On a prorata basis, the <br />applicants leased facility would be allowed the use of 30 parking stalls. They <br />have indicated that they do not anticipate employing more than 15 technicians <br />at this facility at any given time. All fleet automobiles will be received on an <br />appointment basis and will not require any outside storage of automobiles. <br />The applicant has indicated that if any vehicle parking was required, that it <br />would take place at its Long Lake Road facility with vehicles being shuttled <br />between that location and the reconditioning facility. With the exception of <br />the additional drive in doors, no exterior modifications are proposed for the <br />building. <br /> <br />3. Summary and Conclusions <br /> <br />In this industrial complex, there are a number of auto related uses and the <br />proposed reconditioning facility would be consistent with these other uses in <br />the area. Often, auto related uses involve the outside storage ofvehic1es. In <br />this particular case, the applicant has indicated that vehicles will be arriving <br />on an appointment basis and that they will not need outside storage at this <br />location. Based on the compatibility with other uses in the area and the fact <br />that the operation is contained wholely within an existing facility, staff <br />recommends approval of the request by Abra Inc. for a special use pennit for <br />the operation of an automotive wholesale fleet repair and reconditioning <br />facility at 2033 W.
