County Road C-2. <br /> <br />.. <br /> <br />1. Background <br /> <br />Abra Inc., as a part of a joint venture with Wally McCarthy Automotive, <br />is applying for a special use pennit to operate an automotive wholesale fleet <br />repair and reconditioning facility proposed to be located in a multi-tenant <br />industrial building at 2033 County Road C-2 in Roseville. The property <br />under consideration is zoned 1-1 Light Industrial and automotive repair <br />requires a special use pennit in this district. <br /> <br />2. Development Review <br /> <br />The facility under consideration is a multi-tenant industrial building at 2033 <br />W. COlUlty Road C-2. This building is part of a six building complex that <br />shares common access. The proposed repair and reconditioning facility will <br />occupy 18,000 sq. ft. of the 48,000 sq. ft. building. The current space is <br />served by one drive in overhead door on the south side of the building and <br />three loading docks on the north side of the building. The applicant intends to <br />install two additional drive in overhead doors on the south side of the <br />building. <br /> <br />The nature of the business is the repair and reconditioning of automobiles <br />under fleet ownership. The vehicles would be received in the facility on an <br />appointment basis. Reconditioning could include the installation of new tires, <br />engine tune-ups, upholstery and interior reconditioning, glass replacement, <br />minor body work and painting, exterior clean up and other miscellaneous <br />repair and reconditioning procedures. The business was described as not <br />being a retail operation but rather a service facility for customers with fleet <br />operations. <br />
