The Bennett's live at 565 W. County Road B-2. The property is zoned R-l Single Family. <br />The lot is 25,474 sq. ft. in size and has &ontage on both County Road B-2 on the south <br />and Sextant Avenue on the north. It is the Bennett's desire to create two lots, maintaining <br />their existing home on County Road B-2 and selling lot with Sextant Avenue frontage. <br /> <br />Development Review <br /> <br />1. The property the Bennett's would like to divide is a deep lot with frontage on County <br />Road B-2 and on the recently constructed Sextant Avenue. When Sextant Avenue was <br />constructed, it was done so with the understanding that the abutting property owners <br />would be assessed for their portion of the cost of the road construction. Parcel B holds the existing Bennett residence and their 20x36 foot detached garage. The <br />lot configuration accommodates the necessary setbacks to the detached garage allowing <br />for 5 feet on the side yard and a 10 foot setback on the rear yard property line. Parcel A <br />takes its access from the Sextant Avenue cul-de-sac and is a combination of the remainder <br />of the Bennett parcel and some property immediately west of the parcel providing access <br />to the cul-de-sac. As a part of the agreement to build Sextant Avenue, the City Council <br />stipulated that a land swap between the Bennett's and their westerly neighbor take place to <br />make sure both parties had access to Sextant Avenue. The triangular shaped properties <br />were divided and combined last year on the recommendation of the Planning Commission <br />
