The Planning Commission, at the March 8, 1995 meeting, unanimously <br />recommended approval of Judith Bennett's request for division of a platted lot at <br />565 W. County Road B-2. <br /> <br />Engineering Considerations <br /> <br />1. The Engineering Department has reviewed this application for a division of a platted lot <br />and has indicated that, in anticipation of the lot division occurring, sewer and water <br />services were provided to this lot at the time ofthe Sextant Avenue construction. <br /> <br />Staff Recommendation: <br /> <br />1. The site under consideration is 25,474 sq. ft. in size and is zoned R-l Single Family <br />development. The proposed lot division will create two single family lots in the City of <br />Roseville. One will continue to be the Bennett's residence, the other will have a new home <br />built on it. Both lots exceed the minimum standard for lot sizes, the Bennett lot does not <br />require a variance for the existing structures and the house can be built on the new lot <br />without the need to apply for variances. Therefore, it is staff's recommendation that the <br />BenneW's request for a division of a platted lot at 565 W. County Road B-2 be approved. <br /> <br />Council Action Requested: <br /> <br />1.
